What's it like to be a Property Manager?
Property Managers handle the daily operations, maintenance, and administration of rental properties. This includes managing rent, tenants, maintenance, budgets, and records. Unlike Real Estate Agents, Property Managers only handle rentals. They do not sell property. Often employed by owners of multiple properties, Property Managers make sure that they carry out the intentions of the owners and meet financial or development goals. They have strong customer service orientation to handle the expectations of tenants and property owners.Tasks and duties
- Overseeing a team of resident and maintenance staff.
- Scheduling routine maintenance like landscaping, replacing light fixtures, or changing air vents.
- Arranging contracts for maintenance services such as trash collection, security, and landscaping.
- Paying property expenses including taxes and mortgages.
- Advertising vacant properties.
- Holding viewing sessions for potential tenants.
- Assessing tenant applications.
- Enforcing rental terms such as collecting rent, and investigating and resolving property complaints and rental violations.
- Reporting the property’s financial status, occupancy, and expiring leases to property owners.
- Managing disputes with tenants and service suppliers.
- Recording and documenting inspections, contracts, maintenance requests, complaints, damages, records of repairs, costs of repairs, maintenance costs, rent collection, and insurance costs.
How to become a Property Manager
Most Property Managers have a bachelor degree in real estate management or management. Industry experience may be beneficial.
- 1.Complete a bachelor degree in real estate management.
- 2.Gain experience by working in property management agencies.
- 3.With experience, you can move up to Leasing Manager, Sales Manager, Facilities Manager, or Real Estate Manager.
- 4.Successful Managers can be promoted to executive positions such as Director of Property Management and Regional Property Manager.
