Acquisition Associate
JOB SUMMARY
Primarily responsible for assisting the senior leadership in identifying, obtaining, and evaluating land acquisition initiatives in adherence to legal requirements which aligns with the organization's strategic goals.
DUTIES & RESPONSIBILITIES
Land Assessment & Acquisition Support
- Schedule and plan for acquisition activities. Visit potential sites and surrounding areas
- Assess if it is acquirable based on the project’s requirementsDue Diligence Support
- Liaise with government agencies and obtain relevant documents on the land and validate authenticity.
- Review documents and create accurate abstract report with chain of title, current deed information, any open mortgage or deed of trust, tax and utilities information, special exceptions, judgements, and any other important information of the subject property
- Communicate and report issues and anomalies encountered during the title abstraction
Titling and Transfer of Ownership Support
- Assist in handling and compilation of land documents
on offered sites and viable land acquisition for multiple projects
- Assist in monitoring and reviewing signed contracts
from concerned departments and prepares write-up to identify lacking documents
and discrepancies and incorrect details in contract
- Assist in titling, change in land classification and compliance in change of ownership of all real estate properties with relevant government agencies.
- Assist in tax payments and compliance to zoning requirementsEfficient Monitoring of Ongoing Projects
- Gathering information through regular meetings with other stakeholders involved
- Clear communication with project leads
- Identify lacking requirements or possible risks to find probable solutions (such as a shift in resource allocation or a timeline adjustment)
- Prepares weekly progress reports on each project to quickly track changes
- Ask feedback and guidance from seniors for faster interventionOther Functions
- Perform necessary Office/Administrative tasks
- Prepare ad-hoc reports as needed
- Stakeholder Engagement (Liaison with Project Team for the Land/Real Estate Acquisition as part of Business Development Project)
JOB QUALIFICATIONS:
Graduate of any Business Course
At least 1 year relevant work experience
Knowledge on local real estate laws and regulations, and real property due diligence
Good negotiation, persuasion and interpersonal skills
Proficient in oral and written communication
Detail-oriented and excellent in data collection and analysis
Good critical thinking skills and professional judgment
Ability to handle sensitive and confidential information
