Customer Service (Sales, Real Estate Accounts; onsite)

Position Overview 

As a Resident Screening Specialist, you are responsible for reviewing rental applications from prospective new residents and approving or denying the applications based on whether or not the applicant meets the rental screening criteria for American Avenue. 

After a prospective resident tours one of our homes the next step is for them to apply for the home. Once the application is submitted the resident screening specialist reviews the application through our third party screening software and determines if the resident meets our criteria. If the application meets our criteria the applicant is approved and moves on to the next steps in the leasing process. If the applicant does not meet our criteria they are sent a formal denial email; making them ineligible to lease any of our homes. 

In many cases the application is submitted without all of the required information and follow-up from the resident screening specialist is required. This follow-up is done through email, SMS and over the phone. The resident screening specialist is responsible for calling those applicants that are missing information immediately after the review of their application. 

On a typical day a resident screening specialist will review 30 to 50 applications and will spend time reviewing applications, making outbound calls, answering inbound calls and responding to applicant emails. 

Success in this role is key to the success of American Avenue Leasing. To succeed in this role requires excellent customer service, strong attention to detail and the ability to communicate with prospective residents over the phone and via email and SMS. 

Key Responsibilities 

  • Application Review: The resident screening specialist will be reviewing 30 to 50 applications per day. This is a high paced role. 
  • Application Decision: The resident screening specialist is responsible for determining whether or not an applicant meets American Avenue’s screening criteria and making the final approve/decline decision. Attention to detail is a MUST. 
  • Outbound Calls/Emails: Immediately after reviewing an application the resident screening specialist calls the applicant and walks them through the status of their application including any outstanding information. 
  • Inbound Calls/Email: The resident screening specialist will take inbound calls from applicants as well as respond to inbound email and text messages

Qualifications 

  • Prior experience in property management (sales/leasing), real estate (mortgage/title/real estate sales) or customer service is preferred. 
  • English fluency. Our residents should believe they are talking to someone where English is their first language. 
  • Phone Sales. Candidates must have experience with customer service or sales over the phone. 
  • Exceptional communication and organizational skills, with a tech-savvy mindset. Prior experience with Salesforce is a plus 
  • Self-motivated and adaptable to dynamic environments, with the ability to manage multiple priorities simultaneously.
